External wall insulation is one of the most impactful improvements you can make to a solid-walled home. Unlike cavity wall insulation, which fills an existing gap, EWI involves bonding insulation boards directly to the outside of the building and covering them with a weatherproof render or cladding finish. The result is a home that loses significantly less heat through the walls – which account for around 35 per cent of heat loss in an uninsulated solid-walled property.
The costs are substantial and the installation is disruptive, which makes it essential to go in with accurate price expectations rather than being surprised by quotes. Cost by house type and size
The total cost of external wall insulation is driven primarily by the amount of external wall area to be treated. Larger homes with more complex wall shapes, bay windows, soffits and decorative features cost more per square metre to insulate as well as more in total. The figures below assume a standard EPS (expanded polystyrene) board system with silicone render finish – the most common choice in the UK market.
Terraced properties offer the best cost per square metre. Mid-terrace homes have fewer external walls than detached or semi-detached properties of equivalent size, which means the cost per room treated is lower. They also benefit disproportionately from EWI because the end walls are the primary route for heat loss.
Insulation material costs compared
The choice of insulation board affects both the cost and the thermal performance of the finished installation. EPS is the most widely used system in the UK, offering a good balance of price and performance. Mineral wool and phenolic boards cost more but offer better fire resistance or thinner profiles respectively – which matters when you need to preserve window reveals or door architraves.
What affects the price
Two quotes for the same house can differ by several thousand pounds. Understanding what drives the variation helps you assess whether a low quote is genuinely competitive or is cutting corners on specification. The main variables are wall complexity, finish type, scaffold requirements and whether remedial work is needed before installation.
A quote that seems very low may be excluding scaffold or remedial works. Always ask installers to confirm what is included in the quote – scaffold hire, window and door reveals, fascia and soffit detailing, and making good around pipes and meters are all areas where cheaper quotes cut corners. Compare on a fully like-for-like basis.
Energy savings and payback
External wall insulation reduces heat loss through walls, which directly lowers heating bills. The actual saving depends on how well the home was previously insulated, how it is heated and how it is used. A solid-walled property with no other insulation improvements will see larger savings than a home that has already addressed loft insulation and draughts. The Energy Saving Trust estimates that solid wall insulation can save between £200 and £700 per year on energy bills for a typical semi-detached home, depending on fuel type and property size.
The payback periods above assume no grant funding. For households eligible for ECO4 or the Great British Insulation Scheme, the payback period shortens considerably – or disappears entirely if the installation is fully funded. The financial case also improves as energy prices rise, which has made EWI a more attractive investment than it was a decade ago. EWI also typically improves a property’s EPC rating by one or two bands, which can raise the property’s value and is increasingly important for mortgage lenders.
Grants and funding
External wall insulation is one of the measures supported by the UK government’s energy efficiency grant schemes, which can reduce or eliminate the upfront cost for eligible households. The two main routes currently available are ECO4 and the Great British Insulation Scheme. Both are delivered through energy suppliers and installers rather than directly by the government, which means eligibility and availability vary by supplier and area.
For households not eligible for grant funding, the choice of insulation material and finish still has a significant bearing on the total cost, and spreading the work across two or three seasons can sometimes reduce the headline outlay by allowing more time to source competitive quotes. Some installers also offer finance arrangements, though the interest cost should be factored into the overall value assessment.
Getting an accurate quote
The most common reason homeowners end up with a disappointing result – either financially or in terms of finish quality – is failing to compare quotes properly. Three quotes is the minimum, and they should all be based on identical specifications. A quote that does not specify the insulation board thickness, the U-value to be achieved, the finish type and the warranty period is not a complete quote.
Use the EPC improvement achievable as a secondary check – a good installer should be able to tell you what band improvement to expect from the installation before you commit. Pair EWI with other improvements such as loft insulation and draught proofing for the best whole-house result, since each measure works better when the others are in place too.
